Have you already submitted your Annual Rental Statement?
If, during the year 2018, you obtained rental income from real estate and did not issue the respective receipt, through the Finance Portal, you are required to submit the annual rent statement in January.
As a rule, all landlords are required to issue their receipts through the Finance Portal, however there are some exceptions, such as:
- Landlords who are not required to have an electronic mailbox; or
- Landlords who, by December 31 of the previous year, are 65 years of age or more; or
- When in the previous year the value of the rent does not exceed 871.5 euros; or
- When they have not obtained rents in the previous year, do not expect to exceed this amount (871.5 euros) in the current year.
Landlords who, according to the exceptions indicated, are exempt from issuing the electronic receipt, must submit, by January 31, the annual statement of rent (Model 44), in order to declare and discriminate the rents received over of the year.
The submission of this statement may be in paper, directly in the financial services offices, or through the Internet, through the Finance Portal.
However, you should always keep in mind the prior notification of the respective lease agreement.
It is intended that, with the submission of this statement, you identify the lessor of the property, as well as the lessee and the income obtained from:
- Lease;
- Sublease;
- Security deposit, down payments or refunds;
- Assignment of building use or part thereof;
- Rental of machinery and furniture.
At the time of submission of your statement you should pay attention to:
- If the property is in co-ownership, each owner must indicate in the statement only the share related to him/her;
- If the owners of the property constitute a couple (with common property rights over the property), each one will have to submit their own statement;
- In what concerns to undivided inheritances, the head of a couple (inheritance administrator) must present his/her statement as well as the other heirs and, respecting the above, their respective spouses.
